What We Know: Celina Watch has obtained an internal Costco employee transfer document tied to the Celina location, with a deadline of May 31st to submit requests. A source familiar with Costco’s operations tells us the store is targeting an August opening, based on what’s known internally as the “100-day rule.” Or, once the foundation is complete, a Costco is roughly 100 days from opening.

We didn’t just take their word for it. We filed a public records request with the City of Allen, home to the most recently opened Costco in North Texas. And their inspection history confirmed it. The foundation at Costco Allen wrapped in late April of 2025 and doors officially opened about three and a half months later on August 15th. Right on schedule.

Our own photo record tells the same story. In January, the Celina site was bare dirt. By early April, the foundation was complete. And as of this past Sunday, the structural steel is fully up and the exterior facade is actively being installed.

We won’t put an exact date on this until Costco announces one. But the internal document, the source, the data from the Allen store, and four months of our own photos all point to the same conclusion: Costco is likely opening this summer, not in Q4 as originally anticipated.

What to Watch: Keep an eye on Costco’s careers page for a Celina location appearing in their job listings. That’s typically one of the first public signals that an opening is close. We’ll also be watching for exterior signage going up and any permit activity with the City of Celina. When Costco is ready to announce, you’ll hear it here first.

What We Know: You may not have heard of Kips Crossing yet, but you will.

On May 15th, HBA Design + Build broke ground on a new mixed-use development at the northwest corner of Preston Road and Glendenning Parkway. The project is being marketed by DuWest Realty, and based on the site plans we’ve obtained, this is one of the more diverse developments we’ve seen come to Celina.

The site plan shows space for:

• 2 Restaurants
• 2 Retail Buildings
• 1 Retail/Medical Building
• 3 Flex Office/Industrial Buildings
• 1 Convenience Store
• 1 Self-Storage Facility
• And a Multi-Family Apartment Complex

No tenants have been confirmed yet. What we’re sharing here is based entirely on the site plan designations. But the mix of uses suggests this corridor is about to get a lot more active.

What to Watch: This one just broke ground, so we’re unlikely to see any visible progress for awhile. But now that it’s official, we’ll be keeping an eye on tenant announcements and any permit activity tied to this address. When names start getting attached to those buildings, we’ll have it first.
