Welcome to Issue #007 of The Blueprint.
Walmart has officially opened! And if the volume of cars in the parking lot around the clock is any indication, this was a much needed spot for our growing city. In addition to Walmart, we’ve also had 4 new local businesses open their doors since our last issue. An indoor swim school, an Italian restaurant, a gymnastics/cheer gym, and a youth soccer training facility. With summer right around the corner, these couldn’t have come at a better time.
We’ve also added in two new businesses to the Anchor Watch section. We’ll be providing bi-weekly updates on these highly anticipated projects as they progress from a pile of dirt to a Grand Opening.

Current Status: Interior Buildout
Target Opening: August 2026
What's Changed: Progress has remained inside as structural interior framing and utility rough-ins are underway.
Next Milestone: Installation of industrial shelving and racking systems.

What's Changed: Crews are actively finishing the exterior facade and front entry canopy, with noticeable progress over the last few weeks.

What's Changed: The transformation since last issue is hard to miss. The structural steel skeleton is now rising across the full footprint with roof trusses visible along the entire span.

TBT Gym has officially been handed the keys for their interior finish-out at Celina Business Park. They are confirmed for a mid May opening and currently offering discounted Founding Memberships for the first 50 signups.

PNC Bank held their soft opening on April 13th, but will have their official Grand Opening on May 19th from 11:00am-12:30pm — confirmed by their Branch Manager.

We Rock the Spectrum is a sensory-safe kids gym at Heritage Park featuring zip lines, trampolines, climbing mountains, and rope bridges. Owners Kate and Ugo are targeting a June opening and Founding Memberships are now available on their site.

MSB Aquatics opened May 5th at Celina Station, offering a boutique alternative to high-volume schools with private and small-group instruction. Registration for their 13-year specialized curriculum is now live.

Capo’s Pizza & Pasta officially opened their doors on May 2nd. With a 5.0 star rating on Google with 15 reviews already, it might not be too early to call this one a winner!

All4Celina officially opened on May 1st at Heritage Business Park. The 10,000-square-foot facility offers specialized tumbling, gymnastics, cheer, and ninja classes for ages 3 and up.

Walmart officially opened on April 29th and has been packed with business ever since. They are still filling various roles if you are looking for work.

The Walmart Fuel & Convenience station officially opened on April 15th, serving as the first operational milestone for the 150-acre Shawnee Trail development with 16 fueling stations.

Turbo Metabolic Training officially launched their second Celina location on April 13th. The facility is now hosting its full schedule of high-efficiency, science-backed metabolic workouts.
Early Intel & Site Updates
What We Know: The tenant roster for the new development at Dallas Pkwy & Light Farms Way (next to the 7-Eleven) has had a major shakeup over the last 2 weeks. Maya Ice Cream Rolls is out and Margarita Hut is in. NOTE: This was not a swap. Maya Ice Cream Rolls has vacated their occupancy and the middle suite is now available; Margarita Hut was named as the official tenant taking over the drive-thru end cap.
What to Watch: This is premier real estate right along the Dallas North Tollway and the neighboring Light Farms community, so I don’t anticipate the available space staying on the market long. Keep your eyes peeled for an announcement on who fills that now vacant suite.
What We Know: The intersection at Preston & Frontier is becoming fraught with automotive stores. Between Dream Wash Auto Spa, Brakes Plus, and the new Take 5 Oil Change, this corridor was already earning that title. But we have two new additions joining the fold later this year: Mavis Tires & Brakes and Discount Tire
What to Watch: Between the two, Mavis Tires & Brakes is significantly further ahead in the timeline. They are currently finalizing the exterior dry-in and will soon transition to the interior buildout. Target opening is Q3 2026. Discount Tire is still working on the underground utilities and foundation, but anticipate vertical shell construction to begin in the coming weeks. Targeting a Q4 delivery.
What We Know: Prime IV Hydration & Wellness filed their registered state construction permit yesterday to begin building a 1,400 sqft. facility at the Crossing at Moore Farm (SEC of Preston & Ownsby). Aside from a handful of people, you are officially the first to know!
What to Watch: While state filings suggest an ambitious October completion for Prime IV Hydration, a quick field check shows the site at 305 E. Ownsby is currently undeveloped. Unless the slab is poured by June, expect this ‘lifestyle recovery’ anchor to slide into early 2027.
Be Our Eyes on the Street
As much as I love visiting these sites and interacting with local owners, I haven’t quite figured out how to be in two places at once. Between a full-time job and being a dad to two kids, time is a luxury!
But, with almost 2,000 of you now reading The Blueprint, that’s 2,000 extra sets of eyes across the city. If you spot a new “Coming Soon” sign, see a fence go up on your morning commute, or notice a project I’ve missed, drop me a line.

That wraps up the report for this week.
The active construction from late 2025 and early 2026 is starting to pay dividends, with at least 20 new business openings in Celina this year alone (and 10 in the last 30 days). While we’re likely in for a slow(er) summer in terms of Grand Openings, the sheer number of properties available for lease or planned for construction means we’re in line for a major number of updates down the stretch.
We’re actively tracking nearly 60 districts and plots of land across Celina and we’ll continue to share information on all of the new tenants, opening dates, and timelines for every one of them.
