District Highlights
Celina Business Park is an industrial flex park at 8176 FM 2478 (Custer Road), on the Celina and McKinney border in unincorporated Collin County. It is developed by TX Business Parks, which leases units from 1,600 to 16,000 sq. ft. and sells lots and build-to-suit buildings.
The first tenants are youth sports and fitness: KidsUNITED opened in April 2026, D-BAT Celina in May 2026, Total Body Training in July 2026 and Atlas Athletic Clinic in August 2026. The current site plan shows rows of 1,600 and 2,000 sq. ft. units plus two larger Phase 2 buildings.
