Welcome to Issue #016!
Before we dive into our regularly scheduled updates, today marks 25 years since the September 11th terrorist attacks. We're taking a moment to honor the nearly 3,000 people who lost their lives that day, honor the responders and service members who gave so much in the minutes, days, and years that followed, and reflect on the unity this country showed in the face of tragedy.
Now, onto the update. This issue covers a lot of ground: fresh progress on Discount Tire, PetSmart, EōS Fitness, and Sprouts in Anchor Watch, Valvoline joining Coming Soon alongside Haraz Coffee House and Desi District, three grand openings to report in Now Open, and a look at two new developments breaking ground on Coit in this issue's Inside Track.

Haraz Coffee House remains on track for a September opening. No formal announcement has been made yet, but there's been no indication the timeline has slipped as we move further into the month.

Desi District is still tracking toward a September opening. The South Asian eat, drink, and shop concept has its signage and interior branding largely finished as it closes in on the finish line.

Valvoline is in the final stretch of construction. The building's exterior is complete, with brick and stone finishes done and all three service bay doors glazed. All that remains is landscaping and cleanup.

Two New Commercial Developments Break Ground Along Coit
What We Know
Two new commercial projects have officially broken ground within a few blocks of each other along the Coit Road corridor, based on site visits this month.
Sungrowth Retail Center is a future mixed-use commercial site sitting at the NWC of Punk Carter & Coit. Four buildings spanning over 44,000 SF will include a blend of dine-in and quick-service restaurants, retail shops, and medical and professional offices. Ground broke on the site earlier this summer and activity has ramped up in recent weeks as crews are preparing underground utilities before padding the site.
As of this issue, there is no formal delivery timeline for this district. But based on the current construction status and upcoming milestones, we're forecasting a Q2-Q3 2027 opening window for future tenants.
The Offices at Celina Crossing is a new 47-unit office and medical condo development going up at the intersection SWC of Ownsby and Coit. Unlike most projects we track, these units aren't being leased, they're being sold individually to business owners and investors, ranging from 1,170 to 2,273 SF.
Medical buyers will have the option of a move-in ready suite or a custom shell to build out themselves. The development spans 13 buildings and is being developed by Cloudloft, which has delivered similar office-condo parks elsewhere in DFW including McKinney and Fort Worth. Site work is underway, with grading and excavation now active across the pad.
What to Watch
No tenants have been formally announced at either development yet. Both are still in the early grading and site prep stages, but with dirt now moving at both properties, we expect to start hearing who's signing on at Sungrowth Retail Center and The Offices at Celina Crossing in the coming months.
