Welcome to Issue #015!
This past week was one of the biggest in Celina Watch history: Home Depot, Costco, and Academy all held their Grand Openings within eight days of each other, closing out a stretch of construction I've been tracking since day one.
With three major anchors finally open, I decided to add Discount Tire and PetSmart to the Anchor Watch section to keep the tracker full. EoS Fitness and Sprouts are still many months away from completion, so this will give us two more big box retailers to track in the meantime. And alongside the usual Coming Soon and Now Open businesses, I also took a deep dive into a new district that's rapidly progressing near Light Farms in this issue's Inside Track.
Let's get into it.

What's Changed
Discount Tire broke ground in March and has accelerated through the buildout. The store is now fully enclosed and roofed, and interior flooring and systems have been installed. Currently, crews are working on storefront accents and finishing the exterior before they transition to interior finish out.

PetSmart
Current StatusExterior Finishes
What's Changed
PetSmart has moved fast since the foundation was poured in June. The concrete frame and roof were complete by mid-July and by early August, the storefront entry was framed and the building dried in. Recently, crews have isolated the remaining construction in the district from the newly opened Academy.

What's Changed
Underground utility work is now visible across the pad, with sections of the lot taped off around exposed conduit and piping. Perimeter paving has also progressed, with parking spaces beginning to take shape along the driveway. The main building pad still hasn't been poured, though.

The stories behind the sites
Rapid Construction Progress at Celina Shops at Light Farms
What We Know
The retail push at Dallas Parkway & Light Farms Way has quietly grown into four separate buildings, together totaling close to 40,000 square feet, and each one is at a different stage of construction and leasing.
Lot 02 - 3500 S. Dallas Pkwy
At 3500 S. Dallas Parkway, the site foundation is poured and underground utilities are laid at the 9,793 SF strip. We were able to obtain the latest leasing materials available, which list a liquor store, a butcher shop, and a salon as potential tenants. Given the lack of specificity regarding tenant names, we are considering these three unconfirmed until those are named.
Lot 03 - 3520 S. Dallas Pkwy
At 3520 S. Dallas Parkway, the 7,509 SF building's exterior is nearing completion, with scaffolding in place for facade work. Storefront openings are framed, but not yet glazed. Suite #100 is leased to Margarita Hut, which will include a drive-thru, and Suite #110 is leased to World Champion Taekwondo. For our long-time followers, you may recall seeing both a Hyderabad House and Maya's Ice Cream Rolls on earlier materials, but both leases appear to have fallen through.
Lot 04 - 3510 S. Dallas Pkwy
At 3510 S. Dallas Parkway, crews have prepared the 9,932 SF slab for the foundation as they enter the next phase of construction. The building is planned for up to six spaces, though all appear to still be available for lease as the strip is still in the early stages. It is zoned for multi-use, so anticipate some combination of retail, restaurant, and office/medical.
Lot 05 - 3540 S. Dallas Pkwy
At 3540 S. Dallas Parkway, structural steel is now going up over the completed foundation for the future 12,637 SF building. No tenant is listed on the permit and no leasing information is currently available for the property, but renderings and indicators in other leasing documents consistently show an India Bazaar taking over this space.
What to Watch
We're still very early on in the construction timeline for this district and there's still much to be uncovered and settled, but this is shaping up to be a hot spot for the neighboring Light Farms, as well as northbound traffic on DNT. We'll continue to report on this district as more information becomes available, but as we've already seen with Lot 03, no tenant is final until the signage goes up.
That's a wrap on Issue #015. And what a two weeks it's been!
Five grand openings, two new additions to Anchor Watch, and a deep dive into one of the most active construction districts in the city right now.
The construction never stops! So thanks for reading along, sharing and engaging with my content, and sending in tips. This tracker is only as good as the eyes watching along with me.
We'll be back in two weeks with more.
See you soon!
