Welcome to Issue #014!
Six months ago, on February 13th, Issue #001 of The Blueprint landed in 383 inboxes. Since then, this newsletter has grown to over 2,500 subscribers, and it's been a genuine privilege watching this community pay attention to the same things I've been obsessing over: excavators, permits, and empty lots slowly turning into somewhere you'll actually shop or eat.
To date, I've covered over 30 grand openings, and there's still no shortage of construction to track. Right now, I'm following more than 60 projects in active construction, plus nearly 40 commercial sites that haven't broken ground yet. We'll hit a lull every now and then, but six months in and Celina hasn't slowed down once.
Thanks for being here for it. Let's get into it.

The stories behind the sites
Preston Crossroads Is Taking Shape
What We Know
Preston Crossroads, the Sprouts-anchored NEC of Preston & Frontier, is a massive planned retail district. But outside of Discount Tire, it's sat largely dormant for months. Well, signs of life are beginning to sprout (and we're not just talking about Sprouts).
A new steel frame has quietly appeared. An early leasing document indicates that this shell is slated for 6 individual units, with one of those spaces potentially already leased by Today Dental. It is notable that this listing is no longer active, so we're treating this as unconfirmed for now. But this site is zoned for a mix of retail, restaurant and office use, so expect the remaining spaces to fill in with some combination of the three.
Nearby, the site anchored by the incoming Sprouts is undergoing significant construction of its own. Conceptual site plans show the surrounding pad zoned for up to eight restaurant spaces. No tenants have been named yet, but if filled, it would meaningfully expand Celina's sit-down dining options, something residents have often asked for.
What to Watch
Limited, if any, tenant information at this district right now. But we'll continue to monitor the site progress and any leasing and permit information. As soon as new tenants are named, you'll hear it here first.
That's a wrap on Issue #014.
Six months, 30+ grand openings, and a subscriber list that's grown far beyond what we imagined back in February. None of that happens without people actually reading, sharing, and sending tips our way, so thank you for that.
Here's to the next six months of watching Celina grow. We'll be back in two weeks with more.
See you soon!
