Welcome back to another issue of The Blueprint! If you follow me on Facebook, you’ve probably been wondering “where the heck is that Celina Watch guy?” Well, I’ve spent the last two weeks away from the social media feed to make sure our data finally caught up with the dirt.
I had to take the website ‘into the shop’ because Celina is moving faster than my old map could handle. While it was quiet on the surface, I was busy under the hood—updating over 60 projects, adding 18 new businesses, and mapping out 6 brand new districts to make sure we’re tracking every corner of this growth. I even scrubbed 3 projects that disappeared from site plans to keep our data clean.
Here’s exactly what I’m seeing on the ground as of April 10th.

What's Changed: With construction wrapped, the site has moved into the final interior stocking phase and staff orientation in preparation for their official grand opening.

April 13th is officially the soft opening date for the new PNC Bank. While the formal grand opening remains TBD, this milestone marks the fifth operational pad to debut at the Village at Ownsby Farms.

The long-awaited Walmart Supercenter is officially set for an April 29th grand opening. As the city’s largest retail anchor to date, this will serve as the primary cornerstone for the Shawnee Trail development.

All4Celina has officially announced its grand opening for May 1st within Heritage Business Park. The 10,000-square-foot facility will offer specialized tumbling, gymnastics, cheer, and ninja classes for ages 3-18.

Willow Nail Lounge is expanding from Frisco and currently finalizing its new Celina space for an early May debut. The owners confirmed they are aiming for mid-April but are working through the final details to ensure a perfect introduction to the community.

Early Intel & Site Updates
What We Know: Celina is growing faster than I can keep up and the surge has really started to ramp up as we head into Q2 of this year. In just the past 2 weeks alone, I’ve added 6 new districts to our tracker, including:
What to Watch: In addition to the 16 districts I am actively reporting on, I am currently tracking 42 (yes, 42) additional districts in the pre-development and pre-leasing phases. I’m monitoring these sites for the first signs of mobilization and will announce tenant lineups as soon as the ink is dry on the Letters of Intent. You can view the full list here.
What We Know: Maintaining the “Source of Truth” means being as quick to remove a project as I am to add one. Following my latest audit of active developer leasing brochures, I have officially scrubbed three businesses from the tracker that are no longer appearing on site plans:
What to Watch: A disappearance from a leasing brochure usually indicates a stalled negotiation, a change in developer strategy, or a tenant pivoting to a different market. We don’t just delete and forget, though. We are still monitoring these brands to see if they resurface in other Celina districts or if they’ve exited the local pipeline for now.
Be Our Eyes on the Street
As much as I love visiting these sites and interacting with local owners, I haven’t quite figured out how to be in two places at once. Between a full-time job and being a dad to two kids, time is a luxury!

This issue was a massive data sprint, but that’s exactly what happens when a city refuses to slow down.
