What’s Changed: The build has accelerated fast; what was a single wall panel is now a large portion of the exterior going up

Next Milestone: Watch for the remaining exterior frame to wrap up, followed by roof installation and dry-in

Target Opening: Late Q4 2026

What’s Changed: Work has moved beyond early foundation prep, with active trenching and large drainage infrastructure now underway

Next Milestone: Watch for pad grading and early utility work as the remaining three spaces get finalized (two with patios)

Current Status: Heavy Civil & Site Prep

Planned Tenants: Taco Bueno, Arby’s, Discount Tire, Sprouts (anchor)

Next Milestone: Watch for retention completion, then pad prep for the first buildings to go vertical

Location: 500 Block of W. Frontier

Current Status: Foundation Prep

Next Milestone: Watch for the concrete slab pour; once that happens, vertical progress should move quickly

The owner has confirmed an early March target. The ovens are in, and the final punch-list is being wrapped up now. We’re now watching for the exact opening date.

Turbo Metabolic Training

Target Opening: Early March 2026

Address: 3510 N. Louisiana Dr. #100, Celina, TX 75009

Another owner-confirmed opening is getting close. Equipment is moving into their second Celina location. They’re still aiming for a Q1 launch, so we’ll be keeping an eye on when they officially open the doors.

Pickleman's Gourmet Cafe

Target Opening: Late March 2026

Address: 3515 S. Preston Rd. #100, Celina, TX 75009

Another owner-confirmed update. While progress is fast, they are officially aiming for the end of March to ensure a smooth Grand Opening.

Mo' Bettahs

Target Opening: Late March 2026

Address: 3505 S Preston Rd, Celina, TX 75009

Despite some early rumors about a mid-March opening, we can confirm they just wrapped up plumbing last week, so we’re tracking this for a Late March opening at the earliest.

Early Intel & Site Updates

EōS Fitness

What We Know: I have been in direct contact with the EōS Fitness PR team and while they weren’t willing to commit to any hard timelines, they did confirm the project is still active and will open in 2027.

What To Watch: Comparable EōS locations have taken, on average, 10-14 months from start to open, so we’ll be able to target a reasonable opening date once they officially break ground.

Ashton Gray (Name TBD)

What We Know: The building shell between Whataburger and Brakes Plus on Preston is officially “dried in” with FedEx Office, Dumont Creamery, and Hydralive confirmed as the primary tenants.

What To Watch: While the shell is moving along, the remaining site utilities and interior finish-outs for three distinct tenants makes Early Q4 2026 a realistic target for grand openings.

Desi District

What We Know: The 6,760 SF exterior shell is substantially complete at the 400 Block of W. Frontier, marking a major milestone for this highly anticipated Indian grocery + street food concept.

What To Watch: Interior finish-outs to begin this Spring, with a current target for a Q3 2026 grand opening.

It looks like sushi and high-end surf-and-turf are the favorites. I’ll be sure to share these results with the local developers and leasing agents to let them know we’ve had enough ice cream for one decade!
