Welcome to Issue #012 of The Blueprint.
August is shaping up to be a historic month for Celina. Three of the most anticipated openings, Home Depot, Costco, and Academy Sports + Outdoors, are all set to open their doors next month within 8 days of each other.
We also have some interesting nuggets in this week's Inside Track, construction updates across five Anchor Watch entries, and a full slate of openings and coming soon businesses to keep you in the loop.

What's Changed
Home Depot has an official grand opening date: August 20th. The parking lot is striped, landscaping is complete, and a Coming Soon banner is now hanging on the facade. Interior crews are in the final stretch, racing to obtain their Certificate of Occupancy by July 31st before the doors open three weeks later.

What's Changed
Costco is looking like Costco. The signage is lit, the cart corrals are in, and the landscaping is almost complete. Inside, stocking is underway as the team prepares for the August 26th opening. We are now under 6 weeks out.

What's Changed
Academy has a grand opening date! The parking lot is a work in progress, but the landscaping is in and the entry doors are in place. Inside, crews are in the final stretch of shelving and stocking. August 28th is five weeks away.

What's Changed
Some progress is visible at the EoS site. Underground utilities are being stubbed up through the pad and concrete curb forms are set along the perimeter. A concrete contractor is also on site with materials staged. The infrastructure is starting to take shape around the future building.

What's Changed
The pad at the Sprouts site is freshly graded and compacted, with survey flags down marking the building footprint. Utility sleeves are stubbed up through the pad. Foundation work has not yet begun.

Mavis Tires & Brakes opens next Saturday, July 25th at the NWC of Preston & Frontier. Mavis is one of the nation's largest independent tire retailers, offering tires, brakes, alignments, oil changes, batteries, and suspension services, all under one roof.

Fourteen Eighteen Coffee is closing in on their opening at Celina Station. Their social media team has confirmed they are just weeks out. No official date has been announced yet, but we will share updates as soon as one is confirmed.

InLIFE Wellness opens August 1st at The Creeks at Celina, just west of the Dallas Parkway & Frontier intersection. The studio will offer Reformer Pilates alongside a full lineup of strength, conditioning, and cardio classes.

Celina's first Costco opens August 26th at the Village at Ownsby Farms. One of the most anticipated openings in our town's history, Costco offers bulk groceries, electronics, appliances, clothing, tires, pharmacy services, and more.

Knockouts Haircuts & Grooming opened their doors at The Creeks at Celina yesterday. The sports-themed men's salon offers haircuts, beard trims, and grooming services in a no-appointment-needed format.

Celina's first and long-awaited Chipotle opened its doors on July 7th. The location does feature a "Chipotlane" for convenient mobile order pickup.

TBT Gym officially opened July 5th at Celina Business Park. The 24/7 gym offers cardio, free weights, machines, a dedicated martial arts area, a kids section, a wood sauna, and more.

We Rock the Spectrum has been open for nearly three weeks and is already a hit with Celina families. From ziplines, swings, and sports to toys, arts and crafts, and costumes, there is no shortage of activities.

Bojangles officially opened their first Celina location on June 23rd. Their tenders are top-tier and the all-day breakfast menu, including the Bo-Berry Biscuits, is a welcome addition to our local food scene.

Preston Prime Plaza - New Retail Development Breaks Ground
What We Know
A new 11,400 sqft. retail center broke ground earlier this month at 1350 S. Preston Rd., between Glendenning and Sunset, next to Smitty's Car Wash. Leasing materials obtained by Celina Watch show that 3,500 sqft. is already spoken for. A little investigating on our end revealed the signed tenant is Mission Pet Health, one of the largest veterinary networks in the country with 800+ hospitals across 41 states. They typically operate under local clinic names, so the branding at this location has not yet been announced.
The remaining 7,936 sqft. is available for lease and can be subdivided as small as 1,500 sqft. Meaning we could see up to five additional tenants call Preston Prime Plaza home. Leasing is handled by DuWest Realty.

New Construction Progress at the Village at Ownsby Farms
What We Know
Construction is moving on two additional retail buildings at Village at Ownsby Farms. It's been awhile since we last reported on this district outside of the major anchors and Shops D. So as a refresher and potentially new information for more recent subscribers:
Shops C - Steel columns are in the ground and vertical construction is underway. Based on the current pace, a Q1 2027 delivery is the most realistic target. Planned tenants include:

* Black Rock Coffee Bar
* Total Care ER
* Hunter Douglas
Shops E - Wood foundation framing is set and a slab pour is next. Shops E is roughly 4-8 weeks behind Shops C, putting the target delivery around Q1-Q2 2027. Planned tenants include:
* Curry Pizza House
* Milano Nails
* Reformed Pilates
* Peek n Play
* FOSS Swim School
What to Watch
Tilt-up panels going up at Shops C is the next major visual milestone. When those walls rise, the building will take shape quickly. At Shops E, we'll be watching out for the foundation pour as it follows a similar timeline to Shops C.
