Welcome to Issue #011 of The Blueprint.
Chipotle opens its doors this week. Costco has an (unofficial) official opening date. And Home Depot's August opening is more than just a target.
Sprouts Farmers Market is now joining the Anchor Watch list after officially breaking ground at Preston & Frontier, and we're introducing GyroHaus, the newest restaurant concept from the owners of Celina Star Cafe.
Also, we recently crossed a major milestone: 2,000 newsletter subscribers. And we're closing in on 6,000 Facebook followers as well. When I first started this project, I had a sense there was an appetite for this information, but I never expected it to be this big. A huge thank you to all of my followers for the constant support, affirmation, and tips!
Now, let's dive in.

The big builds, checked every issue
Home Depot
Current StatusInterior Buildout
What's Changed
Aside from the landscaping, very little has changed on the exterior. Inside is where the real progress is happening. Home Depot is on a tight deadline to obtain their Certificate of Occupancy by July 31st, so crews are racing to install the drywall, flooring, ceiling grid, and shelving over the next 4 weeks.
Next MilestoneCertificate of Occupancy (CO) by July 31st.
Costco
Current StatusShelving & Stocking
What's Changed
On the exterior, the permanent signage is now installed and landscaping crews have planted trees, sod, and mulched. Inside, Costco is currently working on installing their massive shelving units so they can begin stocking as they prepare for their opening next month.
Next MilestoneUnder 8 weeks until the official Grand Opening.
Academy
Current StatusExterior Complete, Interior Buildout
What's Changed
As of yesterday, the exterior is complete. The permanent signage has been installed and the glass entry doors are in place. Inside, crews have lighting and rafters installed and are transitioning into the shelving and store layout.
Next MilestoneShelving and store layout.
EōS Fitness
Current StatusFoundation Prep
What's Changed
The water lines staged on-site two weeks ago are gone, a strong sign they've been tied in underground. The pad has dried out and is now fully graded and compacted, and the perimeter curb and sidewalk around the site are poured. No footings or slab forms are down yet, so the foundation pour is still the next real milestone.
Next MilestoneFoundation pour.
Sprouts
Current StatusSite Grading & Underground Utilities
What's Changed
Sprouts Farmers Market has officially broken ground at the NEC of Preston & Frontier. The site pad is graded and the perimeter driveway is nearly complete through the entire district. Crews are actively trenching for underground utilities as of this week.
Next MilestoneFoundation prep.

TBT Gym is bringing a total gym experience to the Celina border. In addition to an array of cardio, free weights, and machines, they also have a dedicated martial arts area, a kids section, a wood sauna, and more. The 24/7 gym is expecting to open next week. Be sure to grab your Founding Members spot before they sell out.
Fourteen Eighteen Coffee
565 S. Preston Rd, Celina, TX 75009
No official date on the Grand Opening yet, but their social media team has said they're just "a few weeks" out from opening their doors. While we wait for the Celina Station location to wrap up, you can still enjoy 1418 Coffee at their newest Celina location, Ramble Coffee House. Be sure to stop by! Soft opening hours are from 8AM-2PM.

We Rock the Spectrum
3510 N Louisiana Dr. Celina, TX 75009
We Rock the Spectrum officially opened their doors on June 27th. I had the pleasure of stopping in with my 2 kids and they had an absolute blast. Learn more here.
Bojangles
3615 S. Preston Rd. Celina, TX 75009
Bojangles kept their Grand Opening date under wraps until the final countdown, but they officially opened the doors to their first Celina location on June 23rd. Although this location does not carry their signature fried chicken, their tenders are still top-tier and their all-day breakfast (including their Bo-Berry Biscuits) is a welcome addition to our growing town.
Panda Express
3530 S. Preston Rd. Celina, TX 75009
Panda Express opened its newest Celina location last month and has provided a nice variety to the existing fast food options around town. As the Crossing at Moore Farm district continues to grow, their Orange Chicken and Beijing Beef will be a staple at this corridor.
Inside Track
The stories behind the sites
Costco Has an (Unofficial) Official Opening Date
What We Know
Thanks to some insider sources and a little bit of investigative journalism, we broke the news in Issue #008 that Costco was pushing for a Summer/August opening, a far accelerated timeline from the initial Q4 window. And it appears that timeline will hold up.
Now, I'm reluctant to share an exact opening date until I have confirmation directly from the tenant, but the signals recently have been too loud to ignore. Over the past couple of weeks, multiple Costco employees and sources familiar with their operations have shared with me that the Grand Opening date is set for August 26th.
If you didn't get a chance to read Issue #008, Costco has an internal "100-day" rule, where the grand opening is roughly 100 days out from when the foundation is cured. We filed a public records request with the City of Allen, home of North Dallas' newest Costco, and the foundation at their Costco passed inspection in mid-April of last year. Just over 100 days later, the store opened on August 15th.
And the Celina store is on a very similar timeline. But instead of filing a public records request, we're using on-site evidence. The foundation at the Celina Costco was poured at the end of March and vertical construction began around April 19th.
All signs are pointing to the August 26th date being valid. But until Costco makes the official announcement, consider this the unofficial, official opening date.
What to Watch
An official Grand Opening announcement from Costco corporate (and possible promotions and giveaways!)
GyroHaus - The Latest Food Concept from the Owners of Celina Star Cafe
What We Know
Last issue, we revealed the latest planned tenant roster for the Crossing at Moore Farm (SEC of Preston & Ownsby). But a site plan only tells half of the story about these businesses. We wanted to help introduce the newest restaurant concept coming to Celina from the owners of Celina Star Cafe: GyroHaus
GyroHaus is a fast-casual "Chipotle" style, Mediterranean concept that will serve chicken, lamb, falafel, and beef gyros, alongside full plates, Greek salad, fries, hummus, and dirty sodas.
It will take over an end-cap at the future EoS Fitness-anchored site to the North of Lowe's. The crews have already installed the underground utilities and graded the pad. Driveways are currently in progress and foundation prep is soon to follow.
The owner said he would be receiving the keys around September/October and is planning a 2-month buildout following that. This puts us on track for an early Q1 2027 opening.
What to Watch
The next major milestone here is the foundation pour. Once that is cured, the vertical construction begins.
Home Depot Has a Hard August Deadline. The Scoop.
What We Know
We've had Home Depot slated for an August 2026 opening since Issue #001. That's not speculation on our part, it's a contractual obligation.
In December 2024, the Celina City Council approved a Chapter 380 economic incentive agreement with Home Depot. The agreement grants Home Depot up to $1.4 million in sales tax rebates over 10 years, split between the City of Celina and the Celina Economic Development Corporation. In exchange, Home Depot is required to obtain a Certificate of Occupancy (CO) by July 31, 2026 and be operating by August 31, 2026.
If they miss those dates, the incentive terms are in jeopardy. So we fully expect Home Depot to adhere to the timeline. And as it stands, it looks like they will.
What to Watch
Home Depot is in a sprint to get their CO by July 31st. After that, we'll be on the lookout for the official Grand Opening announcement.
That's a wrap on Issue #011 of The Blueprint.
Chipotle's doors open Tuesday, Costco's countdown is under 8 weeks, and Home Depot is racing its own deadline. We'll be back in two weeks with updates on all of it, plus whatever you send our way.
See you then!
