Project Details
India Bazaar, an Indian grocery store, is taking the entire 3540 building at Celina Shops at Light Farms on the Dallas North Tollway. Steel went up in August 2026, the walls were framed and sheathed in September, and exterior finishes were going on in October. With the shell finishing around the end of the year and a grocery fit-out after that, the opening is forecast for Q2 2027. The map pin is approximate.

District Highlights
Celina Shops at Light Farms is an 8.5-acre retail center on the northeast corner of Dallas Parkway and Light Farms Way, at the entrance to the Light Farms community. The 7-Eleven sits on the hard corner, and four single-story retail buildings are going up behind it in a grid.
The building closest to the intersection, 3610 S. Dallas Pkwy., has Margarita Hut and World Champion Taekwondo signed, with a 3,913 sq. ft. space still available. India Bazaar is taking the entire 3540 building directly behind it. As of October 2026, masonry on the 3610 building was complete with storefronts going in, India Bazaar’s facade was nearly complete, and steel was going up on the 3500 and 3510 buildings to the north. Segovia Partners is leasing 3510 for a Q1 2027 delivery, with a dental office leased, a physical therapy group at lease, and the middle suites under a letter of intent. Tenants for 3500 have not been announced. A 0.58-acre pad on the east side is for sale, and the June 2026 site plan also shows a planned vet clinic and surgical center.
