Kip's Crossing District Information
Kip’s Crossing is a 66-acre mixed-use development at the northwest corner of Preston Road and Glendenning Parkway, across Preston from Celina Summit Crossing and north of the Shawnee Trail development anchored by Walmart. DuWest, HBA Build and SLX Development are the team on site. The plan combines apartments and townhomes with retail and restaurant pads along Preston Road, an anchor building of about 83,000 sq. ft., a daycare and a retail or office building.
Site work began in spring 2026, with a construction entrance and leasing sign up by May. Construction is now underway, and the first buildings are expected to come online in Q4 2027. No tenants have been announced yet.

Mixed-Use Neighborhood
The site plan pairs seven four-story apartment buildings, townhomes, a pool, pickleball and a dog park with retail frontage on Preston Road and Glendenning Parkway.
Retail and Restaurant Pads
Five pad sites line the Preston Road and Glendenning corner, from a 3,063 sq. ft. pad to a 19,500 sq. ft. retail building, with end cap drive-thru and patio options.
Large-Format Anchor Space
An approximately 83,000 sq. ft. building on 9.3 acres sits behind the pads, sized for a grocery or big-box anchor, with two more pads of 5,000 and 5,500 sq. ft.
Daycare and Office
The north end includes a 10,935 sq. ft. daycare for about 200 students and a 7,000 sq. ft. retail or office building.
Next to Shawnee Trail
The site sits across Glendenning Parkway from Shawnee Trail and the Walmart Supercenter, between the BNSF rail line and Oklahoma St.
Site Work Underway
Site work began in spring 2026, with a construction entrance and leasing sign up by May. The first buildings are expected to come online in Q4 2027.
